Project Manager – Residential Villas Development & Construction

Our Client is a growing real estate development and construction group specializing in residential villa construction and renovation projects in the UAE, with integrated in-house architectural capabilities and a strong focus on delivering high-quality developments.

They are looking for an experienced Project Manager to lead residential villa construction and renovation projects in the UAE from concept through completion. This is a developer-side role requiring strongConstruction Managementexpertise and hands-on involvement throughout all project stages including approvals, tendering, procurement, construction execution, and handover.

The successful candidate will work closely with internal architectural teams, contractors, consultants, and suppliers while ensuring projects are delivered on time, within budget, and according to the highest quality standards.

Russian and English language proficiency is mandatory.

Key Responsibilities

• Manage end-to-end delivery of residential villa construction and renovation projects.
  

  
  

• Coordinate all project stages from concept, design, approvals, and tendering through construction and final handover.
  

  
  

• Work closely with internal architectural teams and ensure alignment between design intent and construction execution.
  

  
  

• Manage authority approvals, permits, NOCs, and regulatory requirements in line with UAE standards.
  

  
  

• Lead tendering processes including preparation of technical scopes, contractor evaluation, vendor selection, and negotiations.
  

  
  

• Review technical specifications, material submissions, quotations, and construction proposals.
  

  
  

• Manage contractors, consultants, suppliers, and subcontractors throughout the project lifecycle.
  

  
  

• Monitor project budgets, timelines, procurement activities, and overall cost control.
  

  
  

• Conduct regular site visits and closely supervise construction quality, workmanship standards, materials, and project progress.
  

  
  

• Ensure compliance with approved drawings, technical specifications, and quality standards.
  

  
  

• Identify project risks and resolve technical, operational, and construction-related challenges proactively.
  

  
  

• Lead project meetings and provide regular progress updates to management.
  

  
  

• Manage snagging, project close-out, and handover processes.
  

  
  

RequirementsRequirements

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field.
  

  
  

• 5–7 years of experience in Project Management and Construction Management within the UAE market.
  

  
  

• Strong hands-on Construction Management experience is mandatory.
  

  
  

• Proven experience managingresidential villa construction and renovation projects.
  

  
  

• Strong understanding of UAE construction processes, project stages, authority approvals, and permitting requirements.
  

  
  

• Demonstrated experience managing projects through the full lifecycle: concept, design coordination, approvals, tendering, procurement, construction, and handover.
  

  
  

• Experience in contractor management, procurement, tendering, and vendor selection.
  

  
  

• Strong knowledge of construction materials, technical specifications, and quality control processes.
  

  
  

• Strong budget management and cost control experience.
  

  
  

• Experience with detailed site supervision and construction quality management.
  

  
  

• Ability to manage multiple stakeholders and projects simultaneously.
  

  
  

• Fluency in Russian and English is mandatory.
  

  
  

Preferred:Experience within developer-side environments and luxury/high-end residential projects.
