Summary of the role:



The Project Manager will be responsible for overseeing finishing tasks in construction projects, including coordinating with design teams, managing budgets, sourcing and inspecting materials, and ensuring compliance with project specifications. It requires liaising between contractors, suppliers, and owners, monitoring the implementation of key construction phases, and ensuring quality across interior and exterior works.




Key responsibilities:



  • Collaborate with the team to understand design specs and create detailed finishing schedules.
  • Assist in developing and managing the finishing budget, tracking expenses and variances.
  • Source, procure, and inspect materials for quality and compliance with project requirements.
  • Coordinate with contractors and owners, securing material samples and reviewing offers.
  • Act as a liaison between design teams, subcontractors, and suppliers; provide regular updates.
  • Oversee project implementation, including contractor offers, scheduling, planning, and material approval. Review and approve shop drawings and supervise key construction works (excavation, carpentry, concrete, insulation, etc.), ensuring quality and compliance with engineering drawings.
  • Oversee all finishing tasks, including exterior and interior works (facades, plastering, painting, woodwork, electrical, plumbing, HVAC, landscaping, pool, etc.) to ensure it meets design specifications and industry standards.
  • Verify executed quantities and coordinate overlapping works.
  • Enforce safety protocols and ensure compliance with local building codes and regulations.
  • Identify and resolve issues in finishing work, proposing solutions to improve efficiency.
  • Maintain accurate records of progress, inspections, and change orders; generate required reports.
  • Supervise and guide subcontractors and laborers, fostering a productive work environment.
  • Draft and audit contracts, review schedules, and ensure timely work completion.
  • Manage work receipt with proper documentation and owner approval.
  • Submit daily and weekly progress reports to Line Manager.
  • Perform other duties as assigned by Management.
  • Stay informed on the latest trends, materials and technology in the design industry to keep our projects at the forefront of innovation.

Education and Experience:



  • Bachelor's degree in Architecture, Construction Management, or Civil Engineering field.
  • Project Management Professional (PMP) or equivalent is preferable.
  • 12+ years of professional experience in Project Management with a focus on high-end projects working on budgets, procurement, and coordinating with contractors and design teams.

Knowledge, Skills and Abilities:



  • Proficient in using AutoCAD, SketchUp, and Project management software.
  • Arabic speaking is a must.
  • Strong project management, organizational, and budgeting skills.
  • Proven track record of delivering interior and exterior projects.
  • Strong leadership and team coordination abilities.
  • Excellent client-facing communication skills.
  • Creative and strategic mindset with ability to think innovatively and execute complete design concepts.
  • Proactive in identifying and resolving project issues.
  • Strong organizational and multitasking abilities, with a high attention to detail.

Working conditions and Environment:



  • The position is site based in Baghdad, Iraq.
  • The position may have occasional international travel requirements.

  • Client Satisfaction score after handover: Client feedback score after milestones/handover.
  • Weekly progress reporting: Timely submission of accurate weekly site reports.
  • Budget and material control: Actual project cost vs. approved budget.
  • Project completion on schedule: % of project milestones achieved on or before planned dates.
  • Subcontractor performance management: Evaluate subcontractors based on quality, timeline, and coordination.
  • Problem-solving & escalation: Timely identification and resolution of site issues.
