About the job Operations Asset Manager

We are supporting a hospitality investment and asset management group in Oman with the appointment of an Operations Asset Manager to join their Asset Management department.


This is an owner-side hotel portfolio role, focused on overseeing hotel performance, challenging operator results, reviewing financial and commercial performance, and supporting long-term asset value creation.


This is not a day-to-day hotel property operations role. The position is best suited to a hospitality professional with strong experience in hotel asset management, owner representation, hospitality advisory, corporate hotel operations, hotel finance, or revenue and commercial performance.


Role Overview


The Operations Asset Manager will represent the owner's interests across a portfolio of hotel assets. The role will monitor hotel performance, review operator submissions, assess risks and opportunities, and provide clear recommendations to support operational improvement, commercial performance, governance, and investment decision-making.


Key Responsibilities


  • Monitor hotel performance across occupancy, ADR, RevPAR, GOP, EBITDA, cost ratios, guest satisfaction, and operational efficiency.
  • Review operating statements, budgets, forecasts, business plans, cash flow, profitability, revenue performance, cost structures, and capex requirements.
  • Review and challenge hotel operator performance, assumptions, action plans, and business recommendations.
  • Conduct asset reviews, operational audits, and property inspections.
  • Assess service quality, brand compliance, maintenance condition, operating standards, and hotel management agreement compliance.
  • Participate in owner-operator performance review meetings.
  • Track approved action plans and performance improvement initiatives.
  • Analyse market trends, demand drivers, competitor positioning, pricing, segmentation, and revenue opportunities.
  • Prepare asset management reports, dashboards, benchmarking analysis, and performance updates for senior stakeholders.
  • Support asset repositioning, operator transitions, acquisitions, disposals, due diligence, and management agreement reviews where required.

Required Experience


  • 8–10 years of progressive experience in hotel operations, hospitality asset management, hotel finance, revenue management, or hospitality advisory.
  • At least 5 years in a senior hotel operations, asset management, owner-representative, portfolio performance, or hospitality advisory role.
  • Strong experience reviewing hotel budgets, forecasts, business plans, operating statements, capex plans, and performance reports.
  • Strong understanding of hotel KPIs including occupancy, ADR, RevPAR, GOP, EBITDA, cost ratios, guest satisfaction, and market share performance.
  • Experience working with upscale or luxury hotel brands.
  • Ability to challenge hotel operators with confidence, evidence, and commercial judgement.
  • Strong Excel, reporting, dashboarding, presentation, and stakeholder management skills.
  • Exposure to STR, HotStats, Opera, IDS, EzRMS, MARSHA, SkyRes, or similar platforms would be an advantage.
