Our client is a US-based, vertically integrated real estate development and construction firm operating in the Los Angeles market.
Because development, architecture, and construction all sit under one roof, project decisions move quickly and coordination happens directly rather than through layers of management.
They are hiring a Preconstruction & Project Coordinator to take ownership of detailed preconstruction and project coordination work, to think critically about drawings and proposals, and to help turn incomplete information into organized, actionable project decisions.
You will work directly with the Director of Construction and gain full exposure to estimating, procurement, constructability review, design coordination, budgeting, scheduling, buyout, and active project management.
The role initially focuses on preconstruction and estimating support.
As you demonstrate strong judgment and ownership, it is expected to grow into broader project-management responsibilities across an active pipeline that includes restaurant tenant improvements, a ground-up luxury ADU, a commercial second-story addition, a core-and-shell electrical upgrade, façade renovations with structural upgrades, and a two-story mixed-use ground-up development scheduled to begin in 2027.
Preconstruction & Estimating Responsibilities Review architectural, structural, civil, MEP, and consultant drawings to identify coordination issues, missing information, scope gaps, and constructability concerns.
Prepare trade-specific RFPs, bid packages, scope sheets, and subcontract exhibits.
Draft detailed subcontractor scope language based on the plans, specifications, and project requirements.
Identify qualified subcontractors and vendors, distribute bid packages, manage follow-ups, and drive proposals to completion.
Review and level bids, reconcile exclusions and qualifications, and prepare clear recommendations for leadership review.
Validate construction costs through market research, historical pricing, material quotes, and subcontractor feedback.
Identify practical value-engineering opportunities that reduce cost or schedule without unnecessarily sacrificing quality.
Investigate owner-direct purchasing opportunities for materials and equipment.
Draft RFIs and coordinate outstanding questions with designers, consultants, subcontractors, and vendors.
Assist with the development and validation of project schedules, procurement schedules, and long-lead-item tracking.
Assemble complete project budgets, including trade costs, allowances, contingencies, general conditions, and known risk items.
Prepare organized scope and project handoff packages for the superintendent and field team.
Active Project Responsibilities (as the role develops) Manage RFI, submittal, procurement, and design-coordination logs.
Coordinate remotely with subcontractors, consultants, vendors, and field leadership.
Track long-lead materials, fabrication progress, approvals, and deliveries.
Review subcontractor change-order requests and assemble supporting documentation.
Maintain project budgets, commitments, forecasts, and potential cost exposures.
Assist with schedule updates, look-ahead planning, and constraint identification.
Prepare meeting agendas, minutes, action-item logs, and decision trackers.
Ensure the superintendent has current drawings, approved submittals, and coordinated scope information.
Support punch-list management, closeout documentation, warranties, and turnover.

Preferred Qualifications 7 to 10 years of experience with demonstrated ownership of bid packages, scope development, coordination, budgeting, and active project controls.
Prior direct work with US-based general contractors, developers, or owners.
Exposure to a mix of ground-up construction, commercial renovations, tenant improvements, and building-envelope work.
Interest in improving templates, workflows, and procurement systems rather than only executing them.
Tools & Software Bluebeam Revu (primary platform for drawing review, markups, takeoffs).
Procore or Autodesk Construction Cloud (project management, RFIs, submittals, drawings).
Microsoft Excel and Word (bid leveling, budgeting, scope narratives, meeting minutes).
PDF markup software and cloud-based file management via MS Teams and OneDrive.
Estimating and scheduling software (e.
g., Sage Estimating, PlanSwift, MS Project, P6) is a plus.
