Job Overview:
We are seeking a highly skilled and detail-oriented Pre-Contract Quantity Surveyor with 10-15 years of experience from a reputable cost consultancy background to join our Commercial team.
The ideal candidate will possess strong expertise in budgeting, cost planning, estimation, BOQ preparation, and tendering for large-scale real estate development projects.
Key Responsibilities:
Prepare project budgets, cost plans, and feasibility estimates during concept, schematic, and detailed design stages.
Conduct detailed cost benchmarking, market pricing, and value engineering to support commercial decision-making.
Work closely with design and development teams to ensure cost efficiency and budget alignment during design development.
Develop Bills of Quantities (BOQ) and detailed cost estimates based on design drawings and specifications.
Lead the tendering process, including RFQs, tender evaluations, and preparation of cost comparison reports for contractor and consultant appointments.
Assist in developing procurement strategies and tender documentation.
Support in cashflow projections, cost reporting, and preparation of internal commercial presentations.
Maintain and update internal cost databases, market rates, and benchmarking resources.
Collaborate with external consultants, contractors, and internal teams for cost accuracy and commercial alignment.Requirements and Qualifications
Bachelor's degree in Quantity Surveying, Construction Economics, or related field.
10+ years of professional experience, preferably with a reputed cost consultancy working on real estate or mixed-use development projects.
Strong hands-on experience in budgeting, estimation, cost planning, and tendering processes.
Solid understanding of procurement methods, tender evaluation, and contract principles (FIDIC exposure preferred).
Proficiency in MS Excel and cost management tools.
Excellent analytical, numerical, and reporting skills with attention to detail.
Strong communication skills and ability to coordinate with technical and commercial stakeholders.
UAE/GCC experience in residential, mixed-use, or large-scale development projects.
Experience working within a developer or reputable cost consultancy.
